Key Milestones & Status of Project
July 1, 2006

I. Overview
The construction is in full swing and rolling. The Atherton & Pitzer buildings are off the ground including all footings, structural walls, and slab on grade at Atherton. The initial deputy inspections indicate very high results in concrete strength (PSI) and steel concentration. All undergrounds have been brought out of the walls or columns in preparation for podium deck or slab on grade. The new central plant, trash enclosure, electrical transformer yard has be surveyed and will soon take shape. The design team has been hard at work resolving constructability issues and making sure the project includes all of the essentials to meet the college’s goal of LEED GOLD. The Pitzer service road has been excavated to allow for the installation for the new fire line, electrical lines, data lines, gas lines, and water extensions. The steel plates, fences, and soft patches have been nuisances but allowed for early major milestones in the infrastructure for the first phase and second phase of the new Pitzer housing project.

II. Agency & Professionals Coordination
1. Due to a lack of performance by the original light weight steel sub contractor (Elixer Steel), the construction company has substituted in Dietrich Engineering. This change is perceived by all as a good thing and Dietrich has brought to the project a high level of engineering focus and installation energy. However, we have had a slight delay in field operations as the new plans are under review by the city of Claremont. This delay is not expected to have an effect on the overall project schedule.
2. The construction company has issued 90% of sub-contractor contracts.
3. Eighty-two Requests for Information (“RFI”) have been initiated and 73 have been completed.
4. The LEED energy modeling has begun and an initial commissioning planning meeting completed. The LEED points at this point in the project look very strong and we are targeting 44 reliable points, 39 are needed for Gold.

III. Construction
Completed Since April 06
1. Water, electrical, sewer, fire, underground back bone infrastructure installed and inspected.
2. Pitzer’s 1st Central Plant underground utilities installed and inspected.
3. Finish grading and pad certifications for all new buildings.
4. Storm water control measures installed and inspected.
5. Atherton and Pitzer Hall footings poured; Atherton slab on grade foundation and first floor walls; Pitzer first floor walls complete.
6. Western Partitions (the steel framing installer for Dietrich) began making panels in the East Mesa parking lot.
7. Despite unusually heavy spring rains, the General Contractor is on-track for on-time completion of the Project.

IV. Future Milestones (Weather Pending)
1. July 12th - Concrete pour podium deck at Atherton.
2. July 25th - Slab on grade at Pitzer Building.
3. July 27th - Slab on grade at cooling tower & trash enclosure yard.
4. August 7 - Backfill of Atherton slope.
